Garratt Lane, Tooting SW17

Arc 3 Architects did a great job at getting planning on this tight inner city site with a design that made the building be appreciated on the street. The development was a new build family home over two storeys.

Croft provided the design advice for the construction. With our extensive knowledge of the area, we knew that the ground conditions would be a concern. The proposed site was on London clay and a tree was present only yards away in the pavement. Our assessment procedure determined that the best approach was to design not to the building regulations but to the NHBC guidelines.

We were able to reduce the construction costs. Instead of building on piles as is common when in clay and near trees. We were able to prove that mass concrete footings, poured to a specific depth, would save the project thousands!

Croft Structural Engineers provided further cost savings in our design. This was achieved by casting the footings in steps. The footing depths were made considerably shallower as they moved away from the tree. This saved on both excavation and concrete, while providing a perfectly stable building.

Croft provided detailed drawings which were easy to follow by the site engineer and to reduce the site errors. At Croft we value our client; we provided technical support from start to finish.
