Structural Advice; Drawings & Calculations 

Where structural input is required to alter load bearing elements to an existing property or a new build, croft can prepare structural details, calculations, specifications and drawings.   We often work as part of a team with architects  but also are able to carry projects forward on our own.  

An Engineer will visit the property and discuss the work required.  They will complete an inspection to look for obvious defects and other items which may affect the works.  From Calculations will then be produced and drawings and specifications provided.

Building Regulations

Calculations and drawings are prepared for submission to the local authority under The Building Regulations (1992) for structural alterations. It is essential to have a building certificate for any structural works undertaken.  Without it you may have difficulty selling your property.  Croft can provide the calculations required by building control to meet part "A" of the building regulations.

 

Structural Engineers Reports

A Experienced qualified  Chartered Engineer will carry out inspection and prepare a report, often at very short notice. These are usually called for by Building Societies and mortgage lenders or insurance companies and are prepared to answer concerns about subsidence and other sources of structural movement. Subsidence

Subsidence can be caused by many elements; due to drains, tree roots, or clay shrinkage. An Initial inspection may require to be  followed by trial pits, drain tests, and crack monitoring. Croft can then advise on remedial works; prepare specifications; obtain tenders and supervise contractors.  See our underpinning page for more information.

Long term measurements can be taken by fixing measurement equipment onto the defective areas.  Measurements are then taken over the year to determine the long term movement.

 Feasibility Studies 

Croft provides structural advice on the feasibility of alterations, such as removal of load-bearing walls, extensions, loft conversions, and basement excavations. It is often advisable to contact croft before undertaking works, an initial consultation will save you time and money in the long term.

Croft comes in contact with a range of builders.   We constantly up-date our data base contractors.  A Contractor can only be as good as their last job therefore put forward appropriate contractors, based on our knowledge of their performance on current or recent projects.

We prepare Expert Witness reports and technical advice for instructing Solicitors, attend conferences with Counsel and other experts in respect of building defects or alleged deficiencies in Survey Reports.
